Where MMR Hotels Works: States, Cities and the Hotels Behind Them
MMR Hotels manages pricing, distribution and forecasting for 843+ hotels across India, with a few in Bhutan and Nepal. The base is Central and West India: Madhya Pradesh, Gujarat, Maharashtra and Chhattisgarh. Beyond those four, the list runs through Rajasthan, Uttar Pradesh, Uttarakhand, Karnataka, Telangana, West Bengal and a long tail of single-hotel cities. The table below names every state and city.
MMR Hotels started in Bhopal in 2018, and Bhopal is still home base. The footprint that grew from there is uneven, and the list below shows it: dense around a handful of cities, thin almost everywhere else.
That is worth saying plainly, because a page like this one is easy to inflate. A state where we manage two hotels is a state with two hotels. We would rather list it that way than imply a network we have not built.
A Footprint That Runs From Bhopal Through Central and West India
Four states carry most of the portfolio: Madhya Pradesh, Gujarat, Maharashtra and Chhattisgarh. In Madhya Pradesh that means Bhopal first, then Jabalpur, Gwalior, Indore, Ujjain and Sagar. In Gujarat it is Surat, Ahmedabad, Vadodara, Rajkot and the industrial belt around Vapi and Ankleshwar. In Maharashtra it is Nagpur, Pune, Mumbai and Shirdi. In Chhattisgarh it is Raipur, Bilaspur and Bhilai, the last built around its steel plant.
Most of these are not the cities hotel reports are written about. Horwath HTL's 2025 review benchmarks Mumbai, Pune, Ahmedabad and a handful of other big markets; it carries no performance figures for Bhopal, Raipur, Jabalpur or Nagpur. An owner in one of those cities usually has no published occupancy figure to compare against, only what the hotel next door tells him over tea (which is not always accurate, and rarely complete). Part of what we do is replace that guess with numbers from hotels we actually run.
Outside the four core states the pattern changes. In Rajasthan the hotels sit in Jaipur, Udaipur, Bikaner and around the Ranthambore and Kumbhalgarh areas. In Uttar Pradesh they follow the pilgrim and heritage routes: Varanasi, Agra, Mathura, Vrindavan, Ayodhya. In Uttarakhand they are jungle and hill properties near Jim Corbett, Mussoorie and Lansdowne. Further out there are single hotels in Thimphu, Shillong, Guwahati, Kottayam, Srinagar and Patna.

Three Kinds of Market, Three Different Playbooks
Looking at the list as a map of names misses the more useful point: the hotels fall into three types, and each type is run differently. Pricing a business hotel in Surat the way you price a lodge near Kanha would be a mistake that costs real money.
City business hotels. Surat, Ahmedabad, Vadodara, Nagpur, Raipur and Bhopal are the bulk of the portfolio. Demand is trade, industry, government and weddings, so weekdays and the wedding season decide the year. Rates here move on a handful of local events, and a hotel that watches the neighborhood calendar closely tends to beat one that follows a national benchmark.
Pilgrimage and spiritual towns. Shirdi, Ujjain, Varanasi, Ayodhya, Mathura, Vrindavan, Dwarka, Somnath and Haridwar sell on the temple and festival calendar, with a large share of guests walking in near the shrine. In our experience that share runs 70 to 80% of bookings for hotels close to a shrine or ghat, which is why online ranking matters less there than a visible front desk. Wildlife, hill and leisure properties. Kanha, Bandhavgarh, Pachmarhi, Jim Corbett, Ranthambore, Manali, Shimla, Coorg, Goa and Lonavala depend on weather, weekends and school holidays, and bookings arrive far earlier than in a business city. A park closure or a bad monsoon can erase a month. These hotels need forecasting more than anything else.
What We Do When a Hotel in a New City Signs On
The work is the same three things everywhere: pricing, distribution and forecasting. What differs is the starting point. Before changing any rate we look at who the hotel competes with in that city, which channels its bookings actually come from, and what the local calendar does to demand across the year. A Bhopal answer is rarely a Raipur answer, even though the two cities are a few hundred kilometers apart.
